Puerto Banús is Marbella's marina, opened in 1970 and still the landmark of the western coast. The area covers the marina itself, the frontline buildings, the gated developments running towards Playa del Duque and the southern edge of Nueva Andalucía.
Stock is mostly flats and penthouses built between the 1970s and the 1990s, frequently refurbished, in communities with pools, gardens and on-site security. Frontline units trade above neighbouring areas because supply is limited and seasonal rental demand is strong. Community fees are higher than inland: lifts, security and seafront maintenance all cost more.
Use is usually twofold: a holiday base and short-term letting, which holds up from May to October. Buyers who want year-round quiet tend to look at Nueva Andalucía, San Pedro de Alcántara or the Golden Mile, with the marina a few minutes away.

- Flats with marina views trade in 2025-2026 between 9,000 and 15,000 €/sqm, sometimes exceeding 18,000 €/sqm for properties directly on the beachfront. Homes a few streets back from the water remain more affordable, around 6,000 to 8,000 €/sqm.
- Is Puerto Banús very different out of season?
- Yes, footfall drops noticeably between November and March, with many marina restaurants and boutiques cutting their hours or closing temporarily. The marina retains some baseline activity through resident yachts and local custom, and picks up again from the Easter holidays onwards.
- Can a flat here easily be let by the week?
- Short-term letting is well established and particularly profitable in July and August, but it requires a registered VFT licence and compliance with the relevant owners' association rules. Some older marina buildings now prohibit lets shorter than one month following owners' meeting votes.
